CMPR is located in Santurce, an older neighborhood of San Juan, on a sloped site overlooking the Condado Lagoon. It would occupy an entire city block in a highly visible location not far from the historic core of Old San Juan. DHK also designed a separate but adjacent project, the Plaza de la Laguna, that would extend outdoor performance spaces to the edge of the Lagoon, spanning over a busy freeway that divides the conservatory site from the waterfront, connecting it with the pedestrian promenade along the waterfront.
An ambitious and diverse program of approximately 300,000 sf of space was to be accommodated in a renovated historic, colonial-style structure and in new performance facilities. The renovation of the existing historic structure included an historic stabilization phase as well as masonry restoration of the decrepit facade. The performance venues included a 500-seat multi-purpose concert hall, and a 200-seat recital hall with ancillary practice rooms. The academic facilities were required to accommodate a degree program for a 500-student population and a 1,500-student preparatory school. A 300-car parking garage was accommodated under a portion of the academic building. DHK performed all of the programming, planning and complete design development documents. DHK also provided full services for restoration of the historic building. After a change of governors in PR, another firm was hired to complete the project.
