A mixed-use development designed for Alinea Capital Partners features housing and commercial space in downtown New Bedford. Named 10@8th for the development’s new location on 8th Street, the project is walking distance from New Bedford City Hall, the courthouse and library, as well as restaurants and stores.

The five-story development will include 52 units of mixed-income and affordable housing and will be LEED-certified.

A combination of capital sources from the Federal ARPA (American Rescue Plan Act) and the City of New Bedford, as well as Federal Low Income Housing Tax Credits were used to finance the housing. Alinea Capital Partners was one of five successful applicants to receive the ARPA and public funds through the City’s Housing Expansion Initiative.

10@8th is being constructed just as the South Coast Rail project is also under construction. The Rail project will restore passenger rail service between the South Coast and Boston, and the New Bedford line is scheduled to be fully operational by May, 2025.
