DHK developed an ambitious Master Plan and schematic design plans for a new residential community that replaced Jeffries Homes, a failed public housing development in Detroit, MI. Funded in part through the HUD HOPE VI program, the development program called for a mixed-income, mixed-use community that offers a variety of housing options ranging from subsidized rental units to affordable and market rate “for sale” units.
The program includes the construction of approximately 400 new dwelling units with several different building typologies, the integration of three existing high-rise towers with approximately 300 units of elderly housing, and the future development of assisted living, retail and medical services components., A new network of public streets and open spaces was created within the 48-acre site to reintegrate the new development with the surrounding residential community. The estimated project cost does not include the retail component.
